The real estate agent plays the role of an intermediary between the Buyer and the Seller, the Tenant and the Landlord. According to the legislation (§652 BGB), the real estate agent is responsible for certifying the existence of the object and intermediary services for the object. Ideally, a real estate agent has knowledge of real estate financing and valuation, which he uses for the benefit of Buyers and Sellers. If there is a large geographical distance between the Buyer and the Seller, then a very important function of transmitting information is added to the duties of a real estate agent.
Upon successful mediation, the real estate agent is entitled to a commission fee (or courtage).

Annuity is an amount paid periodically in equal installments and consisting of the interest rate and the repayment amount of the issued loan. With each loan installment paid, the share of the repaid loan increases and the share of the interest rate decreases.
